Why Insurance Might Not Replace Your Roof After Storm Damage

After the recent microburst that rocked the Tempe, Arizona area, plenty of homes and properties have been damaged. While some of the damage can be easy to repair, especially if you have insurance, roofs can be another beast entirely.
It’s not uncommon for a roof-related insurance claim to be denied. But the reason a roof insurance claim might be denied is far less clear. So, if you are attempting to replace a roof that has been damaged in a storm, here are a few of the reasons why our claim might be denied.
· Your roof is older – Homeowners insurance rarely covers older rooves. Most companies consider it far too risky. So, if your roof is older, insurance may not replace a storm-damaged roof because it is not in the policy.
· The damage is lower than the deductible – In much the same way that car insurance won’t replace an entire car just for a flat tire, home insurance may not be willing to replace your entire roof. If the damage is not so extensive that replacing it meets your deductible, insurance may make you pay for it out of pocket.
· There’s a lack of maintenance – If you have failed to properly maintain your roof and have thus sustained normal wear-and-tear damage, insurance may decide not to replace your roof as most of the damage was pre-existing.
