On the surface, the words vacant and unoccupied seem like synonyms, but when it
comes to insurance, the difference in their meanings have far reaching ramifications.
So, what exactly is the difference between vacant properties and unoccupied properties
when it comes to insurance?
Well, vacant homes are defined as homes that have no furniture and no occupants.
They are homes and properties that no one expects to return to. Meanwhile,
unoccupied homes are homes and properties that are still furnished and contain the
residents’ possessions; the residents themselves simply don’t happen to be present.
Insurance coverage for vacant properties is much harder to obtain and more expensive,
as they are considered much riskier. Water damage is an example of something that
might not be covered. Water will cause extensive damage pretty quickly so if someone
isn’t in the house the cost of the damage will grow quickly. Every home insurance policy
has a clause where all coverage is null and void after 30 or 60 days. Whether the
house burns down or if there’s hail damage, the claims that occur after that period of
time will be denied.
