Homeowner Vs. Landlord Insurance

If you have ever been in the market for insurance, you have probably encountered the

terms landlord insurance and homeowner insurance. But what exactly are these? And

how are they similar or different?


Well, homeowner insurance, also called hazard coverage by mortgage companies, will

cover quite a few things.


 Dwelling Coverage – This covers the structure of your home itself and is used in

the event of a covered loss.


 Personal Property Coverage – This covers belongings like clothes, furniture,

televisions, cell phones, and other belongings that are not built into the structure.

It might not, however, cover things like expensive jewelry or large collections.

Always check your policy!


 Other Structures Coverage – This covers structures that are not physically part of

the main structure on your property, such as fences or sheds and kicks in in the

event of a covered loss.


 Personal Liability Coverage – This covers injuries on your property that might be

happen to non-residents of the home, such as a neighbor who fell down your

stairs and was injured. Damage to others property and lawsuits/lawyer fees. If

your kid were to hit a ball and break a neighbor's window, or if you were sued

from an accident, personal liability coverage may help to pay those expenses.


 Loss of Use Coverage – This covers living expenses over and beyond your

regular expenses, such as the cost of meals or a hotel stay, that might arise as

the result of your house being rendered unfit to live in after a covered loss.


Similar to homeowner insurance, landlord insurance will cover the structures on your

property as well as providing personal liability coverage. There are only two major

differences.


 Does not cover personal property – Anything within the property is most likely the

tenant’s property and would thus be covered by renter’s insurance.


 Loss of rent – This covers any income you might have made from your tenant’s

rent that you are no longer receiving following a covered loss.


Homeowner and landlord insurance are fairly similar. However, if you plan to move out

of a property and rent it out to others, you must inform your insurance company.

Otherwise, the property will not be covered by your homeowner insurance policy.
